A master-planned South Orlando community, built out phase by phase
Hunters Creek was planned as one of South Orlando's earliest large-scale master communities, developed in stages from the 1980s through the 2000s near the airport and the John Young Parkway / Central Florida GreeneWay corridor. Because it grew in phases, the community is really a collection of dozens of individually-platted subdivisions — Village names most residents know well — each built to the standards of its own construction era, sitting under one overarching Hunters Creek Community Association umbrella.
That structure means two things for a window or door job here. First, construction quality and original window age can genuinely vary by phase — an earlier-1980s section may have very different original glass than a 2000s-built village a half mile away. Second, and just as important, exterior changes typically require approval at two levels: the individual village or sub-HOA, and in some matters the master association above it. Hunters Creek's earliest 1980s-built villages carry some of the oldest original windows in South Orlando — aluminum-frame single or early dual-pane units now well past 30 years old, with worn seals that let wind-driven rain through during ordinary summer storms.
Lake-lot and pond-lot exposure
Many of Hunters Creek's villages are built around the community's interconnected lakes and retention ponds. Open sightlines over water can mean slightly higher wind exposure for homes directly on the water compared to interior lots.

Like the rest of interior Orange County, Hunters Creek sees tropical-system wind risk during hurricane season — a good reason to know the actual age and rating of the glass already in a home before deciding what, if anything, needs to change.

Hunters Creek is unincorporated Orange County, so window, door, and garage door permits go through Orange County Building Safety, with Florida Building Code wind-load and product-approval requirements applying the same as anywhere else in the county. What makes Hunters Creek distinct is the two-tier association structure above that: nearly every village-level sub-HOA requires exterior-change approval, and certain changes may also need master-association sign-off. Orange County is not in Florida's High-Velocity Hurricane Zone, and Hunters Creek currently sits outside the state's Wind-Borne Debris Region as well — no one here is required by code to install impact glass today. In Hunters Creek, it's the HOA structure that governs the process far more than any wind-zone code requirement, and we'll always be upfront about which one is actually driving your timeline.
