Dr. Phillips is a short drive south of our Westgate Dr office, and its larger custom and semi-custom homes near Restaurant Row, Bay Hill, and the Sand Lake chain expect a different level of finish than a standard subdivision replacement — that's what we scope for here.

The neighborhood

Bigger homes, premium finish expectations, and lake-adjacent lots

Dr. Phillips built out in waves around Sand Lake Rd, Turkey Lake Rd, and the small chain of lakes running through the community — Big Sand Lake, Little Sand Lake, Bay Vista, and Tibet-Butler among them. The established core near Bay Hill and the older Sand Lake sections dates mostly to the 1980s and 1990s, with larger lots and homes than typical Orlando subdivisions of the same era; newer construction and upscale townhome development has filled in since, especially closer to the Dr. Phillips Marketplace and Restaurant Row corridor along Sand Lake Rd.

Because Dr. Phillips homes tend to run larger, with more window openings, oversized sliding glass walls facing the lake, and higher-end architectural details, a window or door project here is rarely a like-for-like swap. We spend more time up front matching frame profiles, glass tint, and grille patterns to a home's existing architecture, especially on lakefront properties where the view is the whole point of a large sliding or French door opening.

Lakefront wind exposure

Homes directly on Big Sand Lake, Little Sand Lake, or Bay Vista catch more direct, unbroken wind during storms than homes set back on interior lots with tree buffer. That matters most on the large sliding and French doors that face the water, since they carry more glass area per opening than a standard window.

Mature tree canopy debris

Dr. Phillips' older sections have some of the most established tree cover in west Orange County. It's part of the neighborhood's character, but it also means more limb-strike risk against standard glass during wind events than in newer, more open communities.

The lake question worth checking

Florida's incoming 9th-edition Building Code (effective December 2026) is expected to expand Wind-Borne Debris Region coverage to some inland areas with large lakes and long wind fetch. Dr. Phillips' lake chain hasn't been named as a primary candidate the way a couple of Orange County's largest lakes have, but it's the kind of update worth checking on for any lakefront address as the new code takes shape. Permitting

Dr. Phillips is unincorporated Orange County, so window, door, and garage door permits run through Orange County Building Safety. A permit and passed final inspection are required for impact window and door replacement, which we handle as a standard part of the job. To be straightforward about it: Orange County is outside Florida's High-Velocity Hurricane Zone, and most of Dr. Phillips currently sits outside the state's Wind-Borne Debris Region as well. We won't tell you impact glass is mandatory here — we'll walk you through the real tradeoffs for a lakefront or tree-canopy lot and let the decision be yours.
