Celebration was master-planned from the ground up around a defined pattern book of home styles — Classical, Victorian, Colonial Revival, French, and Coastal — concentrated in the walkable downtown core and radiating out through neighborhoods like Aquila Reserve, Artisan Park, Lake Evalyn, Greenbriar Park, and Roseville. Most of the original housing stock dates to the late 1990s and early 2000s, which means a large share of Celebration's original windows and doors are now old enough that replacement is a live conversation for a lot of homeowners.

Celebration falls under Osceola County for the building permit itself — county inspectors enforce the same Florida Building Code wind-load and product-approval requirements here as anywhere else in the county. On top of that county permit, Celebration's Community Development District and its residential owners' association maintain an Architectural Review Committee process that requires approval of window style, color, and profile before work starts in most neighborhoods — a second, genuinely mandatory approval step that doesn't exist in a standard subdivision. Osceola County is not in Florida's High-Velocity Hurricane Zone, and Celebration currently sits outside the state's Wind-Borne Debris Region too — no one here is required by code to install impact glass today. The ARC approval is the real gatekeeper in Celebration, not a wind-zone mandate, and we'll always be straight with you about which is which.
