Casselberry's housing stock is some of the most consistent we see across our service area — ranch and split-level single-family homes built in waves through the 1960s, 70s, and 80s, mostly on quarter-acre lots with the original aluminum-frame single-pane or early dual-pane windows still in a lot of them. That consistency is actually good news for homeowners here: there's rarely a historic-district complication or a wildly non-standard rough opening to work around, which means most Casselberry jobs are a clean, well-understood retrofit rather than a special case.
The small lakes scattered through the city — Triplet Lake Park, Lake Concord, and several smaller unnamed-to-outsiders ponds — give many of Casselberry's older neighborhoods a genuinely pleasant, mature-tree-canopy feel, but they also mean plenty of homes back up directly to water. What older, established Casselberry homes are actually up against
Casselberry sits well inland with no large open-water exposure, but its housing stock's age is the bigger factor in storm performance here.
Original windows now 40-60 years old
A large share of Casselberry's single-pane and early dual-pane aluminum windows are original to construction. Decades of Florida heat cycling have loosened frames and seals well past the point they were ever designed to hold up against wind-driven rain.
Mature tree canopy citywide
Casselberry's decades of tree growth are part of its appeal, but mature oak and pine canopy also means more limb and branch debris airborne in wind events — a real risk for original glass that was never rated for impact.

Seminole County permits for an established, low-complication retrofit market
Casselberry issues its own building permits inside city limits through the City of Casselberry, a Seminole County municipality — a different jurisdiction than the Orange County permitting most of our territory runs through. A permit and passed final inspection are required for impact window, door, and garage door replacement here, same as anywhere else we work.
